ing into the last quarter of the year, the housing market in Tri Cites did, has, and is shifting. Coming out from the first time homebuyer flurry, home buyers stubbornly crawled out slow. We saw an immediate pick up in July and August after the temperatures soared from the 60s into the high 90s. Weather affected, a lot of it had to do with watching interest rates, and waiting for sellers to bargain down. Still as we approach the November month, buyers have a stronghold in some neighborhoods and price ranges. Not all homes for sale fall into a buyers market. Many areas of South Richland in the higher than average mark are still a sellers market. Where the buyer wins are in the median to lower priced homes. Inventory is high in these price ranges throughout the Tri Cites. Continue reading

Early Afternoon Sunshine Encourages Checking In on Vacant Land Parcels.

Just a couple pictures of views of the Tri Cities East and West from different vacant lots. The sun hit for a few hours, so it was nice to explore today. New Construction is running strong into 2011, with an over 30% increase in building in 2010. Bitter cold temperatures haven’t seemed to slow the building down. I will be closing two new construction projects, and am looking forward to my next one. I’ve found that Buyer’s should have representation from a Realtor who is familiar not only with real estate practices, but the builder, and New Home Construction. I’m excited to be specializing in New Home Construction. Today, I viewed an nice construction remodel done in Craftsman style. It wasn’t just the look, but was quality work and detailed beautifully. I know white wood wrap is popular, and darker woods are taking back seat, but I think it’s because we don’t have very many ‘era’ or ‘period’ homes here, except for some in downtown Kennewick and the government housing in Richland, we aren’t used to seeing the richness of different syles.

Inspiration Estates
My subdivision pick for the month is Inspiration Estates in Kennewick. I often take walks in that area, and, on this fall day- so warm- the views of the Tri Cities were awesome. Inspiration Estates invites clients and builders who want custom homes. There’s so much variety in the homes, that it’s fun just to walk around and look at. It has a community park and sits above a private apple orchard. So, it seems like its own living area. Meanwhile, working with custom builders and obtaining construction loans are available. I can provide a variety of information of options for both builders and good places to finance. Here’s some pics.

Just to let everyone know, that I have a very nice, unique, usable web site, coming online. We’re due to go live next week. I’m excited because I’ve developed information programs for people in different markets to include afordable housing, luxury homes, new construction, relocation packets, selling, and resale! I’ve spent hours driving and going around the Tri Cities keeping up with all that there is. And, I have to admit, that I’m not going to be good showing you things about everything, but only those things that set an impression for the day.
Just the other night as I was coming home up Columbia Center Blvd. in Kennewick I noticed a very large building that had been erected when???? Progress is coming fast to the Tri Cities. Building and growth, although not phenomenal is growing. So, I entitled this “Post An Evenings Dawn” to indicate that the day has come to close, but the morning will bring in something New.
I believe even in today’s economy it’s important to pursue your dreams, but modify and adjust. The most asked question in the industry is, “How is the market doing?” There are builders, programs, adjustments in mortgages and all kinds of options to buying a home.” By working with the fundamentals and the facts, in a down economy, could be positive in today’s economy. You just have to look at what’s NEW out there.
